How to Choose a Listing Agent in Palisades Park

Bottom line: Hire the agent who can show you closed sales that match your property, price a two-family on its income and its lot, and tell you plainly what the recent Palisades Park sales say about your number.

Palisades Park is a small town with a very specific housing mix: older two-family homes, newer side-by-side townhomes and two-unit condos, and single-family homes on narrow lots. The right agent for you depends on which of those you own. Here is what I would ask.

1. Ask for closed sales that match your property

Palisades Park is compact, so no agent closes dozens of sales a year inside the borough. That makes the property type more important, not less. Ask for closed sales of homes like yours, in Palisades Park and in the towns buyers compare it with.

My answer: most recently, a townhome at 125 Roosevelt Place, which closed in August 2026 above its list price. The seller summed it up in a Google review: "Scott Selleck did a great job with the sale of my home." Before that, a condominium on 12th Street in 2022. Next door in Cliffside Park, I have 22 closings since 2003, and my office is on Fletcher Avenue in Fort Lee, a few minutes up the road.

This town is not new to me. My mother ran her store, Connie's Place, on Bergen Boulevard in Palisades Park.

2. For a two-family, ask how they will value the income and the lot

A Palisades Park two-family often has two different buyers: someone who will live in one unit and rent the other, and a builder who looks at the lot. A good listing agent prices for both and markets to both.

For the income, I start with the rent roll: current leases, what each unit would rent for today, and the expenses. For the lot, I look at its size and at what has sold nearby as new two-unit construction. Anything about what could be built on it gets confirmed with the borough before it goes into a listing.

If an agent gives you one number for a two-family without asking about the leases, keep interviewing.

3. Ask how they will price it, and from which sales

The highest suggested price is not a strategy. It is often how an agent wins the listing, followed by a reduction a few weeks later that buyers notice.

Ask each agent for the three to five sales behind their price and why they chose them. For a townhome or two-unit condo, the best comparables are often in the same development or a similar newer building. For an older single-family, it is the block, the lot and the condition.

4. Ask where your buyers will see it

Many Palisades Park buyers commute into Manhattan on the Broad Avenue buses, including the 166, or drive to the George Washington Bridge. Others are investors watching for two-family listings. They search online, often from outside the area.

Ask to see a recent listing each agent marketed. Check for professional photography, a floor plan, and whether the description answers the questions a buyer will ask about taxes, parking, and for a two-family, the leases.

5. Ask who you will be talking to

Ask who returns your calls, who shows the home and who negotiates the offer. With me, it is me. A Palisades Park client wrote on Zillow in 2017 that I am "incredibly responsive" and "quite good with negotiations."
