Our Commitment
Scott Selleck and The Selleck Group at KW City Views Realty believe every person deserves honest, complete, and equal real estate service. That belief is not a legal formality. It is the standard we hold ourselves to on every call, every showing, every email, and every piece of content we produce.
We do not steer. We do not discriminate. We serve everyone.
Who This Policy Covers
This policy applies to all clients, prospects, and visitors — buyers, sellers, renters, and investors — regardless of:
● Race, color, or national origin
● Religion
● Sex, gender identity, or gender expression
● Familial status (including families with children under 18 and pregnant individuals)
● Disability or handicap status
● Ancestry or ethnic background
● Marital status or domestic partnership or civil union status
● Affectional or sexual orientation
● Source of lawful income, including housing vouchers and Section 8 assistance
● Military service or veteran status
● Age (as protected under New Jersey and Florida law)
● Any other characteristic protected by the Federal Fair Housing Act, the New Jersey Law Against Discrimination (N.J.S.A. 10:5-1 et seq.), the Florida Fair Housing Act (F.S. Chapter 760), or any applicable local ordinance
What We Do Not Do
No steering. We do not guide, suggest, limit, or influence where you search, what communities you consider, or which properties you are shown based on any protected characteristic. Every client receives access to every property that fits their stated criteria.
No gatekeeping. We do not discourage any person from inquiring about any property or neighborhood based on who they are.
No biased representation. We do not describe neighborhoods, communities, or areas in ways that signal preferences or limitations based on protected class — in person, in writing, in marketing materials, or in AI-generated content.
No selective service. We provide the same quality of service, response time, and professional attention to every client.
AI Tools and Automated Systems
We use artificial intelligence tools in marketing content creation, photography enhancement, listing descriptions, advertising, and business operations. Our AI use policy is as follows:
● AI-generated or AI-assisted content is reviewed by a licensed REALTOR before publication to ensure it does not contain steering language, demographic suggestions, or fair housing violations.
● AI tools are never used to filter, rank, or limit what properties, communities, or services any person is shown or offered.
● AI tools are never used to create or distribute advertising that expresses a preference or limitation based on any protected class.
● When AI tools are used to generate listing photos, virtual staging, or marketing graphics, that use is disclosed to clients in accordance with our AI disclosure policy at SelleckSellsNJ.com/ai-policy.
● Advertising platforms with AI-driven targeting (including Meta, Google, and ChatGPT Ads) are configured to comply with their respective Fair Housing policies and HUD guidance on algorithmic advertising.
NAR Code of Ethics Compliance
Scott Selleck operates in accordance with the National Association of REALTORS® Code of Ethics. Relevant to this policy:
Article 10: We provide equal professional service to all clients and customers, and we do not discriminate in our real estate practice.
SOP 10-5: We do not print, display, or circulate any statement or advertisement that indicates a preference, limitation, or discrimination in the sale or rental of housing.
Article 12: We are honest and truthful in all real estate communications, including AI-generated and AI-assisted content. We present a true picture in advertising, marketing, and other representations.
SOP 12-12: We do not misrepresent the nature or availability of any property in a manner that could mislead consumers or result in discriminatory outcomes.
