Palisades Park is a 1.24-square-mile Bergen County borough with condos, multi-family homes, and bus service to Manhattan along Bergen Boulevard and Broad Avenue. Under $250,000, a renovated one-bedroom is one of the more affordable ways into a condo in this part of the county. This list is part of my local insights series, and it uses my current listing at 201 12th Street, Unit 19 as the working example.

2026 market snapshot: In June 2026, Bergen County townhouse and condo sales closed at a median price of $541,225, flat from a year earlier, on 188 closed sales (NJ REALTORS® and ShowingTime data, reported by Greater Bergen REALTORS®, August 2026). A renovated one-bedroom at $249,900 sits well under that county median.

1. What exactly was renovated, and when?

"Renovated" can mean new paint or a full gut, so ask for the list. At 201 12th Street, Unit 19, the listing details new kitchen cabinetry, countertops, sink, range, refrigerator and light fixtures, a fully renovated bathroom, new flooring in the living area and bedroom, new sliding glass doors to the balcony, and a new bedroom window. Ask the seller for permits and receipts on any work like this.

2. What does the monthly HOA fee include?

At Unit 19 the HOA is $316 a month and includes heat, hot water, and a garage parking space, per the MLS listing as of October 2026. In a building with gas baseboard heat, having heat inside the fee makes your winter budget predictable. Compare that against buildings where heat and parking are billed separately.

3. Is there a special assessment, and who pays it?

This is the question that can change the math. The listing at 201 12th Street references an HOA assessment, so ask for the amount, the purpose, the payment schedule, and whether the seller will cover any of it at closing. Get the answer in writing before attorney review ends.

4. How does the price per square foot compare?

Unit 19 is listed at $249,900 for 674 square feet, about $371 per square foot, per the MLS listing as of October 2026. Compare that against recent one-bedroom sales in the same building first, then nearby condo buildings in Palisades Park, Fort Lee, and Cliffside Park.

5. Has your lender confirmed the building qualifies for financing?

Financing on a condo depends on the building, not just the unit. The financing status of this building has not been verified for this article. Ask your loan officer to review the condo questionnaire early. For why this matters in nearby high-rises, read Cliffside Park's high-rises: legal and financeable are two different things.

6. What is the parking and storage situation?

In Palisades Park, a garage space changes daily life. Unit 19 includes one garage parking space, and a large walk-in coat closet sits just inside the entry. Ask whether the space is deeded or assigned, and whether the building has extra storage.

7. How does the commute work from this address?

From 201 12th Street, buses to New York City run right on Bergen Boulevard, and the George Washington Bridge is a few minutes away. Broad Avenue and the Overpeck Sportsplex area are nearby. Check current NJ Transit schedules for exact stops and times.

8. What do you get outside the unit?

A private balcony is uncommon at this price. At Unit 19, sliding doors from the kitchen lead to a balcony with sunset views, the building has secure access, and an on-site washer and dryer room serves residents. Built in 1975, the unit sits on the third floor. When you are ready to compare, search current listings or see my featured properties.
