Port Imperial bought a condo, rented and more. We have known Scott since 2017, when we bought our condo at Port Imperial, in WNY, NJ. The timeline is the credential

Nine years of repeat work tells you more than a star rating does. Anyone can be pleasant for the six weeks it takes to close. Staying useful for nine years, across a purchase, two lease turnovers, and long stretches when the clients were not in the country, is a different measurement.

Owning a condo you cannot drive to changes the job. It stops being a transaction and becomes oversight. When these clients were abroad, the questions were not about listing photos. They were about whether a lease should be renewed, what the building was assessing, what comparable units were leasing for, and whether the market had moved enough to justify selling.

The location is a real part of the answer. Port Imperial sits on the Hudson River waterfront and runs along the Weehawken and West New York line in Hudson County. The NY Waterway ferry crosses from Port Imperial to Midtown at West 39th Street in roughly eight to ten minutes. The Hudson-Bergen Light Rail stops at Port Imperial station. Route 495 and the Lincoln Tunnel are minutes south, and Boulevard East runs the ridge above. That combination is why the rental demand here holds up even when the sale market slows, and it is why a vacant month is an avoidable mistake rather than an unlucky one.

If you own a Hudson County condo from out of state or out of the country, have these six things in place before you need them: a New Jersey real estate attorney on retainer, a vetted contractor who will take a call from a property you do not live in, current certificate of occupancy and lead paint requirements for your town, a written record of every capital assessment your building has passed, a rent comparison refreshed at least twice a year, and a signed power of attorney or a clear plan for who signs at closing if you cannot fly in.

The tax rule out of state owners get surprised by

If you have moved out of New Jersey and still own property here, plan for the nonresident estimated tax payment before you sell, not at the closing table. Under N.J.S.A. 54A:8-8 through 8-10, a nonresident individual, estate, or trust selling New Jersey real property must make an estimated Gross Income Tax payment before the deed can be recorded. The payment is calculated on the reportable gain at the highest Gross Income Tax rate, and by law it cannot be less than 2 percent of the consideration stated in the deed, even when there is no gain at all.

Exemptions and waivers exist and are claimed on Forms GIT/REP-3 and GIT/REP-4, including the federal Section 121 principal residence exclusion. The point is not that the rule is unfair. The point is that it is a line item you should see in your net sheet months in advance.
