The Search Box Is Gone. Here Is What Replaced It.

Most buyers looking at Bergen County condos, single-family homes, or Hudson County high-rises are not typing "3BR Fort Lee NJ under $700K" into a filter anymore. They are typing, or speaking, full sentences. The platforms answer back with neighborhood and commute context that did not exist two years ago.

Three major platforms made significant moves this spring. Each one matters differently for how your home gets found.

Realtor.com RealAssist AI: The Most Significant Shift

On June 2, 2026, Realtor.com launched RealAssist AI, an AI-first home search experience built with Google's Gemini and Google Cloud, grounded in 30 years of Realtor.com buyer intelligence. It is in limited beta across desktop, iOS, and mobile web right now.

The feature worth watching is daily-routine mapping. Buyers can map a full daily routine for any home: school drop-off, the office, errands, commute times. For a buyer relocating from Manhattan to Fort Lee who asks whether they can reach Midtown in under 30 minutes using the George Washington Bridge or the NJ Transit 166 bus to Port Authority, RealAssist surfaces that answer before they schedule a showing.

The visual tools go further. Buyers can see a street after dark, preview a property across seasons, and visualize a new exterior finish. Industry analysts at Online Marketplaces called it the most significant product statement from Realtor.com in years and a meaningful lead on Zillow, Homes.com, and Redfin in visual neighborhood tools.

Real-time Fair Housing guardrails are built in. Live MLS data feeds the results. Agent routing is present at every stage. For EdgewaterCliffside Park, and North Bergen, towns where the NY Waterway ferry at Port Imperial, the NJ Transit 158 and 165 lines, and the Tonnelle Avenue corridor are real buyer decision factors, commute-first search changes what surfaces and what gets ignored.

Zillow AI Mode: Broad Reach, Still Catching Up

Zillow introduced AI Mode in March 2026. It is conversational search: find homes, explore affordability, compare listings, and book tours through natural language on desktop and mobile. It remembers preferences across sessions.

Zillow operates the most-visited real estate marketplace in the country, so reach is not the question. Differentiation is. Analysts at William Blair noted AI Mode improves the experience without redefining it. The commute mapping and visual neighborhood depth Realtor.com built with Google are not yet there.

Apartments.com Smart Search 2.0: The Rental Signal

Apartments.com launched Smart Search in early 2026, the multifamily industry's first AI voice search, now covering nearly 35 million search sessions. Its Smart Search 2.0 beta reports 268 percent more time with listings and 602 percent more leads versus traditional search. Those are company-reported numbers, but the direction is real.

For West New York and Weehawken rentals, a renter can now say: "two-bedroom near the Weehawken ferry, under $2,800, available July." Detailed listings surface. Sparse listings do not.
