A friend of mine is selling her home at 57 Memorial Place in Elmwood Park, and the open house is this weekend. She is selling it herself, for sale by owner, which changes how you should approach it as a buyer.

I am not the listing agent on this one. I am sharing it because it is a strong Bergen County house and because buying a for-sale-by-owner home is a different process than most buyers expect. This post covers both: the home, and what to check before you write an offer on any FSBO.

Confirm who is representing you, get an independent inspection even when the home is sold as is, verify every listed detail yourself, and have a New Jersey real estate attorney review the contract during attorney review. Nobody on the seller side is looking out for the buyer in a FSBO.

What buying for sale by owner actually changes

In a for-sale-by-owner sale, there is no listing agent, which means there is no licensed professional on the seller side and, unless you bring your own, none on yours either. That is the single most important thing to understand before you walk through the door on Saturday.
