Moving to South Florida from New Jersey

South Florida is where most of my New Jersey clients end up, and it is not close. The reasons are practical: the flight home is direct, and the communities are deep enough that every budget and housing style has real options.

Where should New Jersey homeowners look in South Florida? Most NJ movers land in Palm Beach County's Boca Raton to West Palm Beach corridor or Broward County's coastal and western suburbs. Palm Beach County's median sale price is around $500,000 with a $4,412 median tax bill; Broward's single-family median is $645,000 with a $4,889 median bill.

The Two Counties, in One Minute

Palm Beach County is the northern half of the corridor: Boca Raton up through West Palm Beach and Jupiter. Median sale price around $500,000, the lowest median effective property tax rate of the major South Florida counties at 1.20 percent, and a median annual tax bill of $4,412. Homes average 88 days on market, which means buyers negotiate.

Broward County is the southern half: the Fort Lauderdale metro, the coastal strip from Deerfield Beach to Hollywood, and the big western suburbs. Median single-family price of $645,000 as of June 2026, median condo price of $265,000, effective tax rate of 1.44 percent, median bill $4,889.

The Palm Beach County Corridor

Boca Raton. The anchor of the corridor and the town New Jersey movers name first. Median sale price of $615,000 as of May 2026, per Zillow, with values essentially flat year over year. The range is enormous: gated country club communities, beachside condos, and 1980s single-family neighborhoods west of I-95 all sit inside one town's borders. Boca rewards buyers who know which sub-market they are actually shopping.

Delray Beach. Directly north of Boca, with the downtown dining and gallery strip on Atlantic Avenue that draws the whole corridor. Housing runs from historic cottages to new townhome communities, generally pricing below Boca for comparable space.

Boynton Beach. The value play in the corridor: median sale price of $371,000 as of April 2026, per Zillow, down 3.6 percent year over year. Softening prices plus deep inventory of HOA communities make it the strongest negotiating environment in the corridor right now.

West Palm Beach. The urban option: a real downtown, Brightline rail to Fort Lauderdale and Miami, and a condo market that gives Hudson County sellers a familiar housing style at a lower price point.

Palm Beach Gardens and Jupiter. The northern end: newer construction, master-planned communities, and a quieter pace. Farther from the airports, which matters if trips north will be frequent.

The Broward County Corridor

Deerfield Beach and Pompano Beach. The coastal value strip just south of the county line, heavy on condos and mid-rise buildings. Fort Lauderdale. The metro center: waterfront neighborhoods on the canals, a substantial downtown, and the region's second major airport. Pricing spans the entire spectrum.

Coral Springs, Davie, and Pembroke Pines. The western suburbs: single-family neighborhoods, newer stock as you move west, and inland locations that quote meaningfully better on insurance than the coast. Pembroke Pines is where I lived when I first moved to Florida in 1990, and the town has been building steadily ever since.

The Three Decisions That Sort the Region

Coast or inland. The coast buys the lifestyle; inland buys the insurance quote. Ten miles west can change a premium by thousands per year, per the playbook in the Florida homeowners insurance guide. Decide which you are optimizing before you tour anything.

House or association. Much of South Florida's inventory sits inside HOA and condo communities, where fees buy amenities, exterior maintenance, and in condos the master insurance policy. The fee is not overhead to minimize, it is a service contract to read. Single-family homes outside associations put the roof, the yard, and the full insurance decision on you.

Airport gravity. Fort Lauderdale-Hollywood and Palm Beach International both run direct routes to Newark and the New York airports year round. If you expect to fly north often, distance to a runway is a quality-of-life variable, and the middle of the corridor, Boca to Boynton, sits within reach of both.

Getting Back to New Jersey

Plan on flying, and plan on doing it more than you expect the first year. Both airports make it painless: direct flights to Newark run daily, and the drive from the Boca corridor to either airport stays under an hour. Brightline connects West Palm Beach, Boca Raton, Fort Lauderdale, and Miami by rail, which also covers the days you have visitors in town without a car.

Healthcare access, for what it decides in a relocation: the corridor is served by major systems including Baptist Health South Florida, Broward Health, and Cleveland Clinic Florida in Weston, and the density of providers is one of the practical advantages of landing in a large metro rather than a quieter coast.

How to Run the Search From New Jersey

Price the New Jersey side first with a real home valuation, because the proceeds set the Florida budget.
